Grout is porous. No matter how often you mop, soap residue, skin oils, mould spores and grime absorb into the grout pores and gradually turn light grout lines grey or black. Regular cleaning maintains the tile surface but rarely penetrates grout — and the buildup compounds year by year.

Alpha Fresh uses commercial rotary surface cleaners that deliver concentrated high-pressure water precisely into grout lines, blasting out accumulated soiling without damaging the tiles themselves. After cleaning, we strongly recommend adding a grout sealing treatment. Freshly cleaned, open-pored grout resoils very quickly without a sealant — sealing locks in the result and makes routine mopping genuinely effective again.

Pre-Treat

A grout-specific alkaline solution is applied and allowed to dwell, breaking down soap scum, oils and mould before high-pressure cleaning begins.

High-Pressure Clean

A commercial rotary surface cleaner drives pressurised water into grout pores, flushing embedded soiling without blasting tile faces.

Extract & Rinse

Dirty water and loosened soiling are extracted simultaneously, leaving the floor ready to walk on rather than a wet mess to mop up.

Seal (Optional)

A penetrating grout sealer is applied to lock the result in and slow future soiling — recommended on every clean for lasting results.

Why do grout lines go dark even when I clean them?
Grout is porous and acts like a sponge, absorbing soap residue, skin oils, mould spores and grime. Regular mopping spreads dirty water across the surface but rarely penetrates grout pores — over time the lines darken with accumulated buildup that only high-pressure cleaning can remove.
What tiles can you clean?
We clean ceramic, porcelain, natural stone (travertine, slate, marble), terracotta and quarry tiles — indoors and outdoors, floors and walls. We adjust pressure and products to suit each tile type so nothing is damaged.
How long does tile and grout cleaning take?
A standard kitchen floor or bathroom typically takes 1–2 hours. Larger areas or heavily soiled surfaces take longer. Tiles can be walked on almost immediately after the water has been extracted, though we recommend letting sealed grout cure for an hour before heavy traffic.
Should I seal my grout after cleaning?
Sealing is strongly recommended after every professional clean. Freshly cleaned, open-pored grout absorbs soiling very quickly — a quality penetrating sealant dramatically slows re-soiling and makes routine mopping far more effective.
Can you remove black mould from bathroom grout?
Yes. We pre-treat with mould-specific products before high-pressure cleaning. Severe mould that has deeply penetrated aged or cracked grout may not fully clear — in those cases re-grouting is the long-term fix, and we'll advise honestly before starting.
Will high-pressure cleaning damage my tiles?
No, when done correctly. We use a rotating surface cleaner that concentrates pressure in the grout lines without blasting tile faces. Water pressure is adjusted to each tile type — lower for softer natural stone, higher for ceramic and porcelain.
Can you clean outdoor tiles and pavers?
Yes — outdoor tiled areas, alfresco floors and tiled pool surrounds are cleaned with the same high-pressure process. We take particular care with older or softer paving to avoid surface damage.
