How do I get a quote?
Call 0423 345 980 or use the contact form. For bond and end-of-lease cleans, we need the property address, number of bedrooms and bathrooms, and whether carpets and oven are included. We give a fixed price before we start — no surprises on the day.
Do you service all areas of Brisbane?
Yes. We cover greater Brisbane including western suburbs (Doolandella, Inala, Forest Lake, Oxley), southern suburbs (Sunnybank, Mount Gravatt, Logan), northern suburbs (Chermside, Stafford), and the inner city. Call to confirm your postcode.
Are you available on weekends?
Yes. We operate Monday to Sunday, 8am to 9pm. Weekend and public holiday bookings are available — we understand that end-of-lease and pre-sale timelines don't always fall on weekdays.
Are you insured?
Yes. JMD Cleaning Services carries public liability insurance. Details are available on request.
Do I need to supply any cleaning products or equipment?
No. We bring all commercial-grade cleaning products and equipment. You just need to ensure access to water and power at the property.
Can you combine multiple services in one visit?
Yes. Many clients book an end-of-lease clean combined with carpet steam cleaning and tile cleaning in a single visit. We coordinate the team and timing so everything is completed efficiently.
End of Lease / Bond Cleaning
Getting your full bond back.
Do you guarantee bond back?
We clean to the standard required to pass a real estate exit inspection. If the agent identifies a cleaning issue related to our work within 72 hours, we return at no charge to rectify it. We cannot guarantee bond return if there are pre-existing damage issues unrelated to cleaning.
How long does a standard end-of-lease clean take?
A standard 3-bedroom / 2-bathroom property takes 5–8 hours for two cleaners. Larger properties, properties with carpets, or heavily soiled properties take longer. We'll give you a realistic time estimate when you book.
Do I need to be at the property during the clean?
Not necessarily. Many clients leave us a key or meet us at the start and leave. We'll contact you by text when we arrive and when we're finished. If you want to do a walkthrough before we leave, just let us know.
What's included in an end-of-lease clean?
Everything inside the property: all rooms vacuumed and mopped, kitchen including oven and rangehood, all bathrooms and toilets, windows internally, window tracks, cupboards inside and out, light fittings, ceiling fans, skirting boards and walls spot-cleaned. Carpet steam cleaning is an add-on quoted separately.
Can you work around the final inspection date?
Yes. Tell us your final inspection date when booking and we'll schedule the clean for the day before. If the inspection finds issues related to our clean, we return the same day or next morning to fix them at no charge.
Carpet Cleaning
Steam cleaning and stain removal.
What carpet cleaning method do you use?
Hot water extraction (steam cleaning) — the method recommended by most carpet manufacturers. It deep cleans fibres, removes allergens and dust mites, and extracts the majority of moisture so carpets dry within 4–6 hours.
How long does carpet cleaning take?
A standard 3-bedroom home takes 2–3 hours. Add-on time for pre-treatment of stains. Carpets are usually dry within 4–6 hours after cleaning.
Can you remove pet stains and odours?
We pre-treat pet stains and urine odours with an enzyme-based treatment before steam cleaning. Results depend on how deeply the stain has penetrated — old, set-in stains may be significantly reduced but not completely removed. We'll be honest about what's achievable before we start.
Do I need to move furniture before you arrive?
For end-of-lease properties, the home is usually empty, so no. For occupied homes, if you'd like us to clean under furniture, please move lightweight pieces before we arrive. We can move most furniture at our standard rate — ask when booking.
Tile & Grout Cleaning
Deep clean for all tile types.
Can you clean natural stone tiles?
Yes, with care. Travertine, marble, limestone, and slate all require pH-neutral products and lower-pressure techniques to avoid etching or discolouring the stone. We assess the tile type before starting and adjust our method accordingly.
How long does tile and grout cleaning take?
A standard bathroom takes 1–2 hours. A full kitchen floor or large tiled area takes 2–4 hours. We'll give you a time estimate when you book.
Do you offer grout resealing?
Yes. Grout resealing is available as an add-on after deep cleaning. A penetrating sealer significantly extends the time before the next clean is needed and makes routine mopping more effective.
Pressure Cleaning
Outdoor surfaces and exteriors.
What outdoor surfaces can you pressure clean?
Concrete driveways, brick paths, timber and composite decking, tile patios, pool surrounds, Colorbond and timber fences, retaining walls, roof tiles (soft-wash), gutters, and outdoor furniture.
Do you use eco-friendly products?
Yes. We use biodegradable detergents for pressure washing. Runoff is managed to avoid entering stormwater drains where possible, particularly when treating oil-contaminated driveways.
How often should I have my driveway pressure cleaned?
Once a year is a good baseline for Brisbane's subtropical climate. Pool surrounds and high-traffic areas may benefit from cleaning every 6 months due to algae and moss growth.
Pre Sale & Move-In Cleaning
Property preparation for buyers and sellers.
How far in advance should I book a pre-sale clean?
2–3 business days' notice is ideal. We can often accommodate urgent bookings — if you have a listing deadline, call us directly on 0423 345 980.
Can you work directly with my real estate agent?
Yes. We can coordinate access and scheduling directly with your agent or property manager, including working around photography and open home dates.
What's the difference between a pre-sale clean and an end-of-lease clean?
The standard is similar — both are deep cleans intended to present the property at its best. The key difference is the audience: a pre-sale clean is designed to impress buyers and maximise sale price, while an end-of-lease clean is designed to satisfy a landlord or property manager's checklist and secure the bond return.
