A specialist pre-treatment solution is applied to break down embedded soiling in the grout lines. Dwell time is carefully managed based on the product and tile type.

Grout lines are agitated using rotary brushes or hand tools to dislodge embedded contaminants before extraction. This step makes the difference between a surface clean and a deep clean.

Hot-Water Extraction

High-temperature pressurised water extraction flushes soiling out of grout lines and off tile surfaces simultaneously, removing both the contaminants and the cleaning chemicals.

Final Inspection & Touch-Up

For most households, a professional clean every 12 to 18 months is ideal. High-traffic areas like kitchens and bathrooms may benefit from annual cleaning. Regular mopping maintains the surface but can't remove the deep buildup that accumulates in grout lines over time.
What's the difference between professional tile cleaning and mopping at home?
Home mopping cleans the tile surface but rarely penetrates grout lines, where most bacteria and staining accumulates. Professional cleaning uses commercial-grade hot-water extraction equipment and specialised chemistry to lift deep-set grime, mould and discolouration that regular mopping simply can't reach.
Do I need to seal my grout after cleaning?
Sealing is strongly recommended after a professional clean. Freshly cleaned, open grout absorbs staining rapidly — sealing creates a barrier that dramatically slows re-staining and makes routine maintenance far easier. Dave can discuss sealing as part of the same booking.
Can you clean tiles in wet areas like bathrooms?
Yes — bathroom tiles are one of our most common jobs. We clean floor tiles, wall tiles, shower tiles and surrounding grout. Mould and soap scum in these areas respond very well to professional treatment.
How long does a tile and grout cleaning job take?
