Do you cover my suburb?
We cover Brisbane's bayside suburbs (Manly West, Manly, Wynnum, Lota, Lytton), the eastern suburbs (Cannon Hill, Carindale, Carina, Mansfield, Mount Gravatt, Bulimba, Hawthorne, Morningside, Camp Hill, Murarrie), the redlands (Cleveland, Capalaba, Birkdale, Thornlands, Wellington Point) and the broader Greater Brisbane area. If you're outside this list, give us a call — we travel for the right job.
What are your hours?
Monday to Friday, 7:00am to 5:00pm. Outside those hours, leave us a message and we'll get back to you the next business day. We respond to quote requests through the website the same business day where possible.
Are you licensed and insured?
Our pest control technicians are Government Licensed — pest control work in Queensland requires licensing and we don't cut corners on that. For specific licence or insurance documentation, call us and we'll send it through.
How does the 100% Satisfaction Guarantee work?
If you're not happy with how a job came up — a room of carpet that didn't lift the way you expected, a pest issue that wasn't fully resolved — call us back. We come back and re-do the work at no charge. We've been doing it that way for thirty years and it's why our customers keep coming back.
What payment methods do you accept?

Carpet Cleaning

How do you clean carpets — what method do you use?
We use Hot Water Extraction, which is the method endorsed by Standards Australia. Hot water and a cleaning solution are pushed deep into the carpet fibres and immediately extracted along with the dirt, dust mites and bacteria they were holding. It cleans far deeper than dry methods without leaving the carpet soaked, and it's safe for almost all carpet types including wool and synthetic blends.
How long does carpet cleaning take?
Most homes are done in a single visit. As a rough guide, a three-bedroom home with lounge and hallway carpets is typically 60 to 90 minutes on site, plus drying time. Larger homes, heavily soiled carpets or full-house jobs can take longer because we won't rush — every room is inspected and treated properly before we move on.
How long until I can walk on the carpets again?
Carpets are usually dry to walk on within two to four hours and fully dry overnight. Drying time depends on the carpet pile, the weather and the airflow in the room. We can leave fans running or open windows if conditions are humid, and we'll talk you through any rooms that need extra care before you put furniture back.
Do you include deodorising and stain treatment?
Yes. A free deodorising and antibacterial treatment is included with every carpet clean. For stains, our technicians assess and pre-treat anything we find during the inspection — most everyday stains (food, drink, mud) lift well with the right pre-treatment. We'll tell you upfront if anything is unlikely to come out fully so there are no surprises.
Do you guarantee the work?

Upholstery Cleaning

Do you clean leather lounges?
Yes — leather is a specialty for us. Leather cleaning is done by hand, with quality leather-safe products, because leather damages quickly if you treat it like fabric. We start with a suitability test in an unseen area, then clean the surfaces, conditioning where it's needed. Aniline, semi-aniline, pigmented and bonded leathers all need slightly different handling and we'll tell you which yours is before we start.
Can you clean my car's leather seats?
Yes — vehicle leather is one of our most-requested upholstery jobs. We bring our gear to you and treat the seats, console panels, door cards and any leather-trimmed steering wheels. Same suitability test first, same hand-cleaning approach, and we condition the leather afterwards so it doesn't dry out.
Do you treat stains in fabric lounges?
Most everyday stains — food, drink, pet accidents, body oils on headrests and armrests — respond well to pre-treatment and our cleaning system. We assess each stain during the inspection and pre-treat appropriately. If something is unlikely to come out fully (set-in dye stains, old bleach marks) we'll tell you up front.
How long does upholstery cleaning take?
A standard three-seater fabric lounge plus armchair is typically 60 to 90 minutes on site. Leather pieces are quicker because we don't have to wait for drying. A six-piece dining chair set is around 45 to 60 minutes. We won't be in and out — we take the time to treat the tight spots properly.
How long does the lounge take to dry?
Fabric upholstery is usually dry to sit on within two to four hours and fully dry overnight. We make sure the cushions and back panels aren't over-wet by extracting thoroughly during the clean. Leather is essentially dry on the spot.
Do you include any treatment as standard?
Yes — every fabric upholstery clean includes a free antibacterial treatment. It's safe around children and pets and is included in the standard price, not an add-on.

Tile & Grout Cleaning

What types of tiles do you clean?
Ceramic tiles, porcelain tiles and most natural-stone tiles. Each tile type and grout colour responds differently to cleaning, which is why we do an inspection before we start — we'll tell you what we expect to lift and what's likely to be permanent (cracked tiles, deep set-in stains, factory-stained grout).
Can you bring stained grout back?
Yes — discoloured grout is the most common reason people call us for tile cleaning, and it's where you'll see the biggest visible difference. Our system targets the grout lines specifically and lifts most everyday grime. For grout that's badly stained from years of foot traffic, we may also suggest colour-sealing as an option after the clean.
How long does tile and grout cleaning take?
An average kitchen and dining floor is typically 60 to 90 minutes. Bathrooms are quicker (30 to 45 minutes) but more detailed because of the grout lines around bath, basin and shower. A whole-house tile clean is usually a half-day job.
Will the tiles get damaged?
No — that's why we do the assessment first. Cleaning solutions and pressure levels are matched to the tile type. Sealed natural-stone tiles get different handling to glazed ceramic tiles. We'll tell you if anything looks fragile before we start.
Should I add stain protection?
If the floor sees heavy traffic, kitchen spills or kids and pets, stain protection is usually worth it. It buys you time to wipe up spills before they soak into the grout, and the tiles stay cleaner-looking for longer. We'll quote the protection separately so you can decide.
How long until I can walk on the floor?
Walkable within a couple of hours. If we apply stain protection, full cure is usually 24 hours — we'll talk you through any rooms to keep light traffic off.

Pest Control

What pests do you treat?
The standard Hitech treatment covers cockroaches, silverfish, spiders, ants and rodents. Interior treatment focuses on skirting boards, storage areas, cupboards and entry points. Exterior treatment covers key entry areas around the perimeter, eaves and any nesting harbourages we identify during the inspection.
Is the treatment safe around kids and pets?
Yes — our treatments are chosen specifically because they're suitable for households with children, pets and allergy-sensitive members. We'll talk you through any short-term measures (typically just staying out of treated rooms for a couple of hours while surfaces dry) before we start.
How does the 12-month warranty work?
If covered pests return within 12 months of the treatment, we come back and re-treat at no charge — that's our service warranty. We're upfront that we can't promise you'll never see another pest again (Brisbane is a subtropical climate), but the warranty means you're covered year round.
How long does a typical pest control visit take?
A standard residential interior and exterior treatment is usually 45 to 90 minutes depending on the size of the home. We won't rush — skirting boards, storage areas and exterior harbourages all need proper attention or the treatment won't last.
How long do I need to stay out of the rooms?
Surfaces are typically dry within an hour or two. We'll tell you specifically which rooms need a bit of extra time (kitchens, anywhere that's been wet-treated) before we leave.

Termite Management

How often should I have my home inspected for termites?
Annually is the standard recommendation in Brisbane's subtropical climate — termite pressure is high here year-round. Properties with prior termite activity, lots of garden mulch near the house, or older timber-frame construction may need more frequent inspections. We'll suggest an inspection interval that fits your specific property after the first visit.
How does the inspection work?
Our Government Licensed Technicians walk the property — interior and exterior — checking accessible timbers, sub-floor and roof void where present, entry points around plumbing and slab edges, and any moisture-prone areas. We document anything we find and explain it clearly before recommending next steps.
What treatment do you use?
It depends on what we find. Active colonies are typically handled with safe termiticides applied directly. For ongoing protection or established colonies, in-ground baiting systems may be the right approach. We choose the treatment to suit the property and the situation — we don't apply a one-size-fits-all approach.
Is the treatment safe for my family and pets?
Yes — we use treatments chosen for effectiveness and safety. Anything that needs short-term measures (e.g. staying off a treated area while it dries) will be explained clearly before we start.
What does the warranty cover?
