Quick answers about how Briselec scopes, quotes, schedules and warrants its work — residential, commercial and air conditioning.

Residential

Do you do new residential builds and renovations?
Yes — both. New construction and renovations of residential projects are both specialties of Briselec. We can wire a brand-new home from rough-in through fit-off, or carry out the electrical works for a renovation, addition or upgrade.
What does ‘energy efficient install’ actually mean?
It means we plan the circuit layout, cable sizing and lighting plan in a way that minimises wasted power and gives you sensible control — LED-friendly dimmers, well-placed switches and zones, and a switchboard that’s set up for the loads it will actually carry over the life of the home.
Can you handle lighting design or do I need a separate designer?
We can work either way. If you’ve already engaged a designer or architect we’ll execute the plan; if you haven’t, we’ll talk you through the practical decisions — where to put downlights, where pendants make sense, how to handle joinery and step lighting.
How do you price residential work?
Most residential projects get a written fixed-price quote up front once the scope is clear. For small one-off jobs that aren’t sensibly priced over the phone, we’ll arrange a quick site visit, scope the work, and follow up with a quote within a business day.
Do you work in occupied homes during renovations?
Yes. We’re used to working around busy households — confirming arrival times, isolating circuits as needed so the rest of the house stays live, and keeping the workspace tidy at end of day.
What if something doesn’t work properly after installation?
Give us a call. We back our installation work and we’ll come out and put it right. The vast majority of issues are simple to diagnose and fix on the first visit.
Can you upgrade an older switchboard?
Yes. Older Brisbane homes often need switchboard upgrades to handle the load of modern appliances, EV chargers, induction cooktops and ducted air. We can quote a like-for-like replacement or a more comprehensive upgrade that future-proofs the board.
Do you book directly or via the builder?
Either way. If you’re the homeowner driving the renovation, deal direct with us. If your builder coordinates trades, we’ll happily slot into their schedule.

Commercial

What kinds of commercial spaces do you work in?
Briselec specialises in commercial construction projects, with a vast range of experience in units, office buildings and retail spaces. We’ve handled both ground-up commercial fit-outs and refurbishments of existing premises across Brisbane.
Can you work alongside head contractors and other trades?
Yes. Commercial projects almost always run with a head contractor coordinating multiple trades — we’re comfortable slotting into that workflow, attending coordination meetings, and working to the construction programme without holding up other trades.
Do you quote off plans?
Yes. We can quote off architectural plans, electrical drawings, or scope-of-works documents provided by the head contractor or project manager. We’ll flag anything that looks ambiguous before pricing rather than after.
What about after-hours commercial work?
Many commercial fit-outs need to happen outside trading hours so the business can stay open. We can scope work for evenings or weekends where required — just flag that need up front when you brief us.
Do you carry public liability insurance for commercial sites?
Yes, Briselec is set up to work on commercial sites. We can supply our current insurance certificates and any other compliance paperwork the head contractor requires before we start on site.
Can you do progress invoicing on bigger jobs?
Yes. For larger commercial projects with multiple phases we’ll typically agree progress claims tied to milestones, rather than a single end-of-job invoice. The structure is set out in the quote.
Do you handle data and comms cabling alongside power?
Power, lighting and basic data/comms cabling all fall within the scope of what Briselec handles on most commercial fit-outs. Specialist low-voltage networks may be tendered separately depending on the project.

Air Conditioning

What air conditioning systems do you supply?
Briselec supplies a comprehensive range of top brand split and ducted systems. We’ll talk through what suits your home or workspace — split systems for single rooms or zones, ducted systems for whole-home or whole-floor coverage.
What warranty comes with a new air con unit?
All units supplied by Briselec come with a 5 year manufacturer warranty on the unit itself, alongside our own 12 month warranty on the installation work. The manufacturer warranty is registered at install time.
Do you do split system installs in older Brisbane houses?
Yes. Many of our residential air con installs are retrofits into existing Brisbane homes — Queenslanders, post-war workers’ cottages, and 1970s/80s brick homes. We’ll talk you through indoor unit placement, outdoor unit siting, pipework runs and any electrical upgrades needed.
Can you handle a ducted air conditioning install?
Yes. Ducted systems are a bigger conversation — duct routing, zoning, return-air placement, and load calcs for the property. We’ll quote that work and coordinate any additional trades needed (carpentry for bulkheads, etc.) so you get one accountable point of contact.
Is the install a one-day job?
For most single split-system installs, yes — generally a day on site. Multi-head splits and ducted systems run longer; we’ll give you a realistic timeline in the quote.
Do you upgrade the switchboard if needed for the new unit?
Most modern air con units draw enough current that the switchboard needs to be confirmed before install. If an upgrade is required, we’ll flag it up-front in the quote rather than discover it on the day.
Do you service or repair air con units you didn’t install?
Where capacity allows, yes — we’ll come out and diagnose the issue. Get in touch with the make, model and what’s going wrong, and we’ll let you know whether we can help.
What about commercial air con?
Briselec handles air con installs for commercial spaces too — offices, retail, units. The conversation is similar to residential but the systems and scheduling are different; we’ll scope based on the space and how it’s used.

What suburbs of Brisbane does Briselec cover?
Briselec is HQ’d in Bulimba and works across the eastern and inner Brisbane suburbs — Hawthorne, Balmoral, Morningside, Cannon Hill, East Brisbane, Norman Park, Camp Hill and surrounds. We’ll travel further into Greater Brisbane on bigger projects; just ask.
How do I get a quote?

Are you licensed?
Yes — every electrician on the Briselec team is a licensed Queensland electrician. We use market-leading products and back our installation work with our own 12 month warranty (longer for the unit itself on air conditioning).
What payment methods do you accept?
Direct bank deposit is the most common method. We’ll send an invoice with payment details once the work is complete. For larger commercial projects we’ll typically agree progress claims tied to milestones.
Can I book Briselec for a small one-off job?
Yes. While we’re known for larger residential and commercial projects, we’re happy to help with smaller jobs — additional power points, lighting changes, switchboard upgrades and the like. Best to call to discuss scope and timing.
How quickly can you start?
Lead times depend on the time of year and how booked we are. We try to scope new projects within a business day or two, and start dates are agreed in the quote so you’ll know exactly where you sit on the schedule.
